Why Bother With A Home Inspection?
The home inspection is something I consider to be of vital importance as it can prevent your dream home purchase from turning into your worst nightmare. It can bring to light serious deficiencies that may not be obvious to the untrained eye. You should expect a thorough examination of the home: inside and out, from your chosen inpector. This usually takes at least two hours or more. It is advisable to accompany your inspector for a walk through of the home at the end of the inspection so he/she can show you in detail what has been found. The inspection will involve a trip to the roof, the attic, every single room, the crawl space or basement, a look at the electrical aspects, plumbing aspects, ventilation systems and more. Ask questions...lots of them. Remember: The only "dumb" question is the one you didn't ask! Get an education on the maintenance of the home, needed repairs and any other issues that are apparent. You need to know if these are serious or just minor. As a seller, a pre-sale inspection can be beneficial in that it can uncover things that could become issues during the sale. Having an inspection first, these issues can be dealt with before it even hits the market, allowing for a much smoother sale in the end. In the end we all want to see happy buyers and happy sellers. Inspections are a big part of making it happen.
